 Villa Roma Booking Terms & Conditions

Please read these terms and conditions carefully as these conditions incorporate the basis on which bookings for Villa Roma are accepted. Bookings are accepted on the Terms and Conditions delineated in this document.

In case of any variation of booking conditions between Villa Roma and an independent third party booking provider or wholesaler, the terms posted on the Website: will apply.

Note: Variances can be agreed on but only arrangement with the owner in writing.

 Booking Conditions:

Your “Total Booking Fee” represents your accommodation tariff; your processing fee (of AUD 22) and any optional Extras requested.

The number of Guests included in the quote tariffs is 8; Where the booking is for more for the standard number of guests listed, extra bedding and linen fee  will be applied at  an additional fee of AUD 50 per Guest per night. For example Villa Roma is up to 8 Guests within the booking and the booking is for 10 guests for 5 nights. 2 extra beddings will be supplied at an additional cost of AUD 500 (i.e. AUD 50x 5 nights x2 guests) for the stay.


Payment Deposit:

We do accept payment by EFT and Credit Card (credit card surcharge apply for payments via Visa, MasterCard or AMEX).

A twenty-five percent (25%) deposit of the total booking fee is required to secure your booking and must be paid at the time of making your booking.

The balance of the total booking fee must be paid at least one (1) calendar month before your arrival date. We will endeavour to send you a courtesy reminder one (1) month before your arrival date, the responsibility to make the payment rests with you. In any event the Guest authorises Villa Roma Manager to process any balance due against the designated credit card at or around due date. No matter what the circumstances, the Total Booking Fee must be paid by the Guest no later than one (1) calendar month before arrival date.


Refunds and Terminating your booking:

If you cancel your booking for any reason, you must notify us in writing, and the following cancellation fees will apply:

A: If cancelled less than one (1) calendar month before arrival, 100% of the total booking fee will be forfeited by you; or

B: if cancelled more than one (1) calendar month before arrival, the deposit paid (as per confirmation email) will be forfeited by you.

If the Total Booking Fee has not been paid one (1) calendar month before your arrival date we may terminate the booking without notice to you and seek to re-let the home.

No refund will be given for early departure.

Refunds cannot be made for bookings cancelled due to inclement weather, illness or change in family circumstances. We recommend that you take out a comprehensive travel insurance to protect you in this regard. It is ESSENTIAL that this insurance covers you for involuntary cancellation of your holiday outgoings.


During your stay


Key Collection

You will be greeted and introduced to Villa Roma by one of our dedicated staff on 8 Via Roma around 02.00 PM (14.00 Hours) of the day of your arrival; or any other previously agreed times.

Villa Roma is a self-contained home with full laundry facilities, your tariff include linen; Villa Roma is stoked with an initial supply of complimentary items, such as soap, detergents, tea and coffee, milk and toilet supply for your convenience. It is your responsibility the replenishment of these items during your stay. Villa Roma is also equipped with an Out Door Hot Spa Bath, for Spa Bath operation and safety rules click here;

To maintain a very good standard for all our guests we require certain conditions to be complied with.

Parties and Functions are strictly prohibited – excessive noise may result in eviction by Security and refundable bond loss.




The fee charges are for domestic use only and not commercial. Accordingly, this rate does not allow for the extra wear and tear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payment.


If the home is damaged during your stay due to accidental, negligence or wilful act of any Guest or the Guests ‘invitees, the home will be repaired by us at the cost of the Guest. Any damage over the amount of $1000 may result in a report being lodged with police as malicious damage.


Notify your Villa Roma Manager of any complaints and/or report to the manager any concerns with the property within 18 hours after your arrival or otherwise as soon as is practicable immediately following the occurrence leading to complaint after occupation has taken place.


Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of your rental and loss of bond.


You must check out before 10.00 am on your check-out day. Extra charges will apply if you are late in checking out.. If you do need access to theproperty after 10.00am, please make a request beforehand. Reservation staff may be able to arrange a late checkout at a proportion of the next night’s tariff, subject to availability. Once housekeeping arrives to your home at 10.00 AM, request for late checkout cannot be processed.

You are responsible for the safekeeping and replacement of accommodation keys, Replacement or lost keys will be provided at an additional charge of $150. At the end of your stay, upon departure, please leave set of keys and garage remote control at home on the kitchen bench. Any charges incurred by us to retrieve the keys and garage remote control are the responsibility of the Guest.

On departure, the home must be left in a similar state to condition on arrival. Failure to leave the home in a satisfactory state will result in you incurring extra charges. You authorise us to charge you for the additional costs we incur to clean the home on your departure if the condition is not observed. Before Departure, all food must be removed from fridges, all rubbish put in the appropriate coincil rubbish bin provided, crockery and cutlery washed and packed away. The property must be left in a clean and tidy condition. We reserve the right to enter Villa Roma at any time for any reason to ensure the compliance with these Terms and Conditions. If a Security Guard is called out for noise or other complaint during your stay, a $275 call out fee will be payable by you. If evicted, there will be no refund of money paid by you.

Refundable Bond

Integrated to your stay is also the REFUNDABLE BOND component; this is mandatory. The refundable bond is normal practice in self-contained Homes/Apartments throughout Australia and need to be put in place prior you are getting possess of your keys in order to access your home.
